The Bonduel Housing Market Is Actually Two Markets. Here's How to Tell Them Apart.

Pull up Bonduel's home prices on a few different sites and you will get a few different stories depending on when the snapshot was taken. A June 2026 count shows 10 active listings with a median price of $274,950. Around the same time, another source showed just 3 listings with a median of $399,900. A few months earlier, in October 2025, the typical Bonduel home was pricing closer to $249,000 at $127 a square foot. None of these numbers are wrong. They are just measuring different slices of a village that quietly split into two housing markets over the past two years, and most of the portals comparing towns across Shawano County have no way of showing you which slice you are looking at.

If you are comparing Bonduel to other villages in the county, that split matters more than any single median. Here is what actually happened, and how to read the numbers once you know it.

Three Numbers, One Small Market

As of a June 2026 snapshot, Bonduel had 10 active listings ranging from $195,000 to $599,900, an average listing price of $308,650, homes sitting on the market an average of 70 days, and an average asking price of $175 per square foot. That same average listing price sits almost exactly at the Shawano County average of $309,540, which on the surface makes Bonduel look like an unremarkable, average slice of the county.

But a village this small can only support a market this small, and a market this small does not behave like a county-wide market. With just 10 homes for sale at once, one or two $450,000 new-construction listings entering or leaving the mix can swing the average by tens of thousands of dollars in either direction. That is the mechanical reason the numbers disagree. The deeper reason is that Bonduel spent two decades building almost nothing, and then built something new all at once.

The Twenty-Year Freeze

For most of the last 20 years, Bonduel added almost no new housing stock. Jesse Rankin, the village's director of municipal operations, has said that in that stretch only one new house was built in the village. A 2022 Shawano County housing market study found that 58.6 percent of Bonduel's housing was single-family homes, with another 18.6 percent in small multi-unit buildings, a profile that had barely shifted in a generation.

Part of the reason traces back roughly 30 years, when Highway 29 was rerouted south of the village instead of running through downtown. The immediate relief from through-traffic turned into a slow drain on foot traffic and investment. By the time the village started counting, 17 buildings sat vacant downtown, most of them clustered along Highway 117.

For a buyer, that history explains why so much of Bonduel's existing housing stock is older. It is not that the village has been neglected. It is that almost nobody has had a reason to build here in a long time, which means the resale market you see today is largely legacy inventory.

What Broke the Freeze

In 2024, Bonduel became one of 10 communities selected for Wisconsin's Thrive Rural program, administered by the Wisconsin Economic Development Corporation. The program paired the village with Shawano County Economic Progress Inc. to work on three goals at once: attract more single-family and multi-family housing, revive the aging downtown, and consolidate scattered municipal offices. Clerk-treasurer Michelle Maroszek said the first year of the grant would focus on affordable housing and downtown rehabilitation.

The village backed that focus with financing, not just planning. Through a Tax Incremental District extension under Wisconsin's TIF law, Bonduel directed 85 percent of the funds toward affordable housing, using it to install water, sewer, stormwater, and road infrastructure for a new development. The remaining 15 percent went to reduce special assessments for homeowners affected by the road work.

A few months earlier, Peter Thillman of Shawano County Economic Progress had pointed to Bonduel specifically as proof the program works, noting the village had taken advantage of nearly every WEDC program available to it, something he said many communities never manage to do. When the state opened a second, larger round of Thrive Rural in early 2026, this time offering grants up to $50,000, Thillman used the same language to describe what the program had already done in communities like Bonduel, saying it had "turbo-charged development there."

Six Sales at $450,000

The physical evidence of that infrastructure investment now sits in the northeast corner of the village, where Black Diamond Builders has been constructing new homes. As of late 2025, seven homes were built or underway, and six of those had already sold at an average price of $450,000.

That number is not a typo, and it is not the village average. It is nearly double the $249,000 median list price that Bonduel's legacy resale stock was showing as recently as October 2025. Put the two side by side and the split becomes obvious:

When a village's active listings blend a handful of $450,000 new builds with a larger pool of $200,000 resale homes, the "average listing price" you see on any given day depends heavily on which properties happen to be on the market that week. That is not a data error. It is what a two-tier market looks like from the outside.

The Apartment Complex Changes the Calculus Too

New construction is not limited to single-family homes. Ground broke in the fall of 2025 on a 48-unit, two-bedroom apartment complex across from Kwik Trip, adding rental capacity the village has not had in years. The 2022 housing study had already flagged Bonduel as having the highest demand for both owner- and renter-occupied housing among the villages it studied, estimating demand for 29 new ownership units and 11 new rental units by 2030.

That rental supply matters to buyers because it changes who is likely to be house-shopping in Bonduel over the next few years. A renter who can find a two-bedroom unit locally is a renter who is not forced into an undersized starter home out of necessity. Over time, that tends to sort buyers more clearly into the two lanes: people choosing legacy resale homes because that is the right size and price for them, and people choosing new construction because they want a new build and are willing to pay for it.

What This Means If You're Comparing Bonduel to Other Villages

The village-wide average is not lying to you, but it is not answering the question most comparison shoppers are actually asking, which is "what will a home like the one I want actually cost here." The honest answer depends on which of Bonduel's two markets you are shopping in.

If you are looking at the older housing stock that makes up most of the village, price your expectations against the $195,000 to $300,000 band, not against headline averages inflated by a handful of new builds. If you are specifically drawn to new construction, expect to pay closer to $450,000, and understand that you are buying into a very small, very recent inventory pool rather than a broad new-construction market.

Sellers of legacy homes should be cautious about anchoring their pricing to the new-build comps down the road. Buyers comparing Bonduel to Bonduel-sized neighbors elsewhere in the county should ask the same two-tier question of any village that small, because a sample size of 10 listings can tell two very different stories depending on the week you check it.

The village's downtown momentum, visible in smaller signs like the renovated feed mill that became The Mill, a coffee shop and boutique, suggests the investment is broader than just housing. For a buyer weighing lifestyle alongside price, that is worth factoring in even though it will not show up in any median.
